A: An HOA is the governing body of a neighborhood. The HOA is the organization that handles the upkeep of the community as well as the common areas. HOA also helps in collecting the assessments (dues) and the general upkeep of the neighborhood. Most HOA's are a non-profit organization.

Q: What is a Board Of Directors?

 

A: The Board of Directors are members of the HOA that have been elected or appointed to be responsible for the HOA's common elements as well as the operations of the association's business affairs.

Q: What are covenants, conditions and restrictions?

 

A: The covenants, conditions and restrictions are the rules of your neighborhood. The goal of the CC&R's is to protect, preserve and enhance the property values in the community.

Q: What types of things can homeowners associations regulate?

A: An HOA's exact responsibilities and powers can be determined by consulting its governing documents, such as the Articles of Incorporation, covenants, conditions and restrictions (CC&Rs) and bylaws. Parts of these will describe the workings of the HOA itself, but the rest describes what it can do, when and how.
